Canada: Floods Hit Home Prices Harder

Canadian findings suggested actual floods carried the bigger market impact: home prices ↓~8%, homes took longer to sell, and listings ↓~44% afterward.
By contrast, floodplain mapping and disclosure without a recent flood event were linked to much smaller price changes, ranging from almost none to ↓~1%-4%.
After a catastrophic flood, average time on market ↑~20%, and prices could take 1-7 yr to recover, especially for older, lower-priced homes.
In London, Ontario, a study of homes inside and outside a regulated floodplain found similar selling prices and similar time on market.
Work around the Great Lakes, especially Lake Erie, also showed price declines after erosion or flooding events, reinforcing that events mattered more than flood mapping.
